Australia’s bushfire risk is real and growing. For builders and homeowners in bushfire-prone areas, choosing the right materials and construction methods isn’t just about compliance — it’s about survival.

Understanding Bushfire Attack Levels (BAL)

The Australian Standard AS3959 defines six Bushfire Attack Levels:

• BAL-LOW: Insufficient risk to warrant specific construction requirements
• BAL-12.5: Ember attack
• BAL-19: Increasing ember attack and radiant heat
• BAL-29: Increasing radiant heat and flame contact
• BAL-40: Significant radiant heat and flame contact
• BAL-FZ (Flame Zone): Direct flame contact and extreme radiant heat

Your BAL rating determines the construction requirements for your building.

Bushfire-Rated Building Materials

Steel Frames
Steel is non-combustible and maintains structural integrity in fire. For BAL-29 and above, steel framing is often required or strongly recommended.

Fire-Resistant Cladding
Fibre cement, compressed cement, and certain composite panels meet bushfire ratings. Avoid combustible cladding materials in high-risk zones.

Bushfire-Rated Windows and Doors
Specialised windows and doors with fire-resistant glass and seals are required for BAL-29+. These prevent ember entry and resist radiant heat.

Non-Combustible Roofing
Metal roofing (Colorbond, etc.) is the standard for bushfire zones. Avoid timber shingles or other combustible roofing materials.

Construction Methods for Bushfire Zones

Sealed Subfloor: Enclose the subfloor to prevent ember entry. Use non-combustible materials and seal all gaps.

Ember-Proof Vents: Install fine mesh screens (2mm or smaller) on all vents, weep holes, and gaps.

Non-Combustible Decking: Use composite or fire-treated timber decking. Maintain a 100mm gap between decking and wall cladding.

Gutter Protection: Install gutter guards to prevent leaf and ember accumulation.

Landscaping for Bushfire Protection

Building materials are only part of the solution. Maintain a defendable space around your home:

• Keep grass short (under 100mm) within 20 metres
• Remove dead vegetation and leaf litter
• Space trees at least 5 metres apart
• Keep branches at least 2 metres above ground
• Store firewood at least 20 metres from the building

Insurance and Compliance

Building to the correct BAL rating isn’t optional — it’s required by law in designated bushfire-prone areas. Non-compliance can void insurance and put lives at risk.
